The Mid-Summer Home Maintenance Checklist

The best teams don't wait for the playoffs to fix what's broken. They put in the unglamorous work at midseason — the stuff nobody sees — so the big moments take care of themselves. Your home is no different. July in the Santa Clarita Valley means triple-digit afternoons in Valencia, Saugus, and Canyon Country, and your house is working overtime to keep up. A 90-minute check-up right now is how you avoid the expensive surprises later. Here's the play.

Test your smoke and CO detectors. It takes two minutes and it's the most important thing on this list. Press the test button on each unit, swap any weak batteries, and replace any detector that's more than ten years old — they don't last forever. With your AC and appliances running hard all summer, this is not the corner to cut.

Change your HVAC filters. This one is critical in high heat. A clogged filter forces your air conditioner to work harder, drives your energy bill up, and pushes worse air quality through the house. During summer, check your filter monthly and replace it every one to three months. It's the cheapest upgrade you can make to your home's efficiency.

Clean your refrigerator coils. This is the definition of out of sight, out of mind. Dusty condenser coils make your fridge run hot and inefficient — and in a warm summer kitchen, it's already fighting an uphill battle. Pull the fridge out or pop the bottom grille, and vacuum the coils. You'll extend the life of the appliance and shave a little off your bill.

Inspect the caulk around windows and doors. Sun and heat crack and shrink exterior caulk over time, and those small gaps let your cool air leak out while hot air sneaks in. Walk the perimeter of the house, look for cracks and separations, and re-seal where needed. One tube of caulk can save you real money over a long cooling season.

None of this is glamorous, but that's the point. Protecting your home is protecting your investment — and your equity.
